SECA Annual General Meeting (AGM)

Join us for the Shawnee Evergreen Community Association (SECA) AGM on Wednesday, October 1st at 7 p.m. at the Peace Lutheran Church (14640 6th St. SW, at the top of the hill behind the Highbury development). Learn more about what’s happening in your community. The agenda will include discussion about Shaw-Nee Slopes Golf Course, although this is not the large town hall meeting we are going to hold on this issue. Everyone is welcome.     

Shaw-Nee Slopes Golf Course signs offer to purchase

SECA’s Land Use Committee recently learned that the owners of Shaw-Nee Slopes Golf Course are pursuing a sale with Geo-Energy Enterprises Ltd., a real estate developer. Geo-Energy has requested a caveat on title as a purchaser of interest, which means they have signed an agreement but the sale has not been finalized. It may be subject to meeting specific conditions, although we do not have access to that information.   

What are the developer’s plans?

We won’t know for sure until we see the developer’s submission to the City to rezone the land. We heard unofficially that the new owner intends to operate the golf course for at least one year and that their initial focus will be high density development of the area closest to the LRT station (the driving range, etc.). We also heard that the developer intends to build single-family dwellings to the west. As soon as details emerge, we’ll communicate them to residents.  

What will this mean to the community?

If the land is redeveloped for residential use, it means dramatic changes to our community… a major increase in people, traffic, congestion, etc. Community infrastructure was not designed for this level of density. This will affect all communities south of Fish Creek, not only Shawnee Evergreen.  

When will this happen?

If we mobilize the community and fight this, rezoning of the land for residential development may never happen. The golf course owners will eventually have to sell it for the purpose it was intended – recreational use. If we do not fight this, we will see construction within a few years.  

Can we win?

Yes! Residential development of the golf course will not happen without the City’s approval to: 1) rezone the land and 2) sub-divide it. The golf course land is currently zoned as S-R (special recreational district). When the developer makes an application for rezoning, we will emphatically communicate the impact this development will have on environment, traffic, sewers, etc. If we are organized, professional and passionate, we can influence the City’s decision.  

What are the next steps?

Following the AGM on October 1st, we will hold a town hall meeting to update and mobilize the community. Come ready to roll up your sleeves and get involved. A small group of people has been shouldering the load and we need more skilled volunteers.

We urgently need a Director of Volunteers.
